With two dormers on 9×8 & 11×8, as well as three dormers on 11x10 &11x12, this model is sure to spark any child’s imagination. Our children’s playhouses give the kids a place to get away, give you the extra space you need, and add to the beauty of your home! Assembly can take as little as a day depending on how much help you have. The kits are shipped as panels that are pre-assembled, primed, and ready for painting in your choice of colors. The siding is pre-fastened onto wall panels as is the trim that helps define the character of the playhouse. The customer is responsible for purchasing the shingles, paint, and drip edge, all of which are available at your local hardware store. This allows you to customize the Pennfield Cottage to exactly the final look you desire. A variety of other options are available to further enhance the appearance of your playhouse. Two working screened windows that use tempered safety glass. Easy access for both children and adults; child door on the front and adult door on the side.
Lead time for production is around 2-4 weeks. Your playhouse will be delivered in 2-9 days depending on the distance from our site in Ohio to your home.
IMPORTANT NOTE: It is curbside delivery. Although our trailers and carriers most often come with liftgates to unload your shed, there might be certain factors such as terrain, road clearance, or the weight of the pallet being too heavy for the liftgate to unload which might prevent that from doing so. We highly encourage you to have 2-3 people ready on the day of the delivery to manually unload the pieces on the pallet one by one. Each individual piece would weigh around 1-100 lbs. so it is manageable to have one person on the trailer carry down the piece and the other receive it from the curb. You can choose from four sizes: 9×8, 11×8, 11×10, or 11×12.
How long does it take to arrive?
Most orders take about 2–4 weeks to build, then shipping is usually 2–9 days. It ships from Ohio, so transit time depends on your distance.
What should I expect on delivery day?
Delivery is curbside and FedEx schedules the appointment with you. Plan to unload the pallet yourself—have a forklift ready or 2–3 people to hand-unload the pieces. Individual pieces can weigh roughly 1–100 lbs.
Is this a panelized kit or a cut-everything kit?
It’s a panelized kit. The wall panels arrive pre-assembled and primed, with the siding and trim already fastened to the panels, so it goes together faster.
Is it ready to paint?
Yes—this kit comes primed and ready for paint, so you can finish it in whatever colors match your home.
What do I need to buy locally?

Can I put it on a concrete slab?
Yes. If you’re using a slab as the floor, make it exactly the same size as the playhouse. If the slab is larger, the 3" skirting below the bottom plate may need trimming so it fits cleanly.

Order Confirmation - After your order is placed, you will receive an email confirmation which ensures that we have received your order. While we try our best to keep stock and inventory up to date, when we receive your order, we will immediately confirm the item is in stock and ready to ship. In a case an item is on backorder, we will let you know by email or phone. If you choose not to wait until your item is back in stock, we will promptly provide a refund for the item.
Order Shipment - Your item will ship within the designated lead time posted on your product listing page, which varies depending on the product. Once your item has shipped, you will receive an email confirmation with your tracking number and any other shipping information. Most items require approximately 24 hours for the tracking information to be updated.
Damages - You should inspect all shipments at the time of delivery. If your shipment is damaged, you should note it with the driver when signing for the delivery. If you would like to cancel after your order has shipped, you will have to follow our return process to return your item. Customized orders and orders that are built, such as sheds, cannot be cancelled once they begin production.
Returns – Many items can be returned for up to 30 days from the delivery date. Customized orders and orders that are built, such as sheds, cannot be returned. To start a return, please email us at sales@homesteadsupplier.com. All products must be returned unopened and in the original packaging. Reason for return must be provided. All returns are subject to a 10% - 25% restocking fee which will be deducted from your refund to the same credit card used for your purchase. A Return Authorization Number is required before sending back a return. Please contact our customer service to receive a Return Authorization Number. You will be responsible for all shipping costs for a return unless the return is due to a manufacturing defect or otherwise approved from customer service.
