Lead Time
Normally ships 5–7 days after the order is received. Freight transit time is additional.
Shipping & Delivery
The kit ships by LTL freight with liftgate unloading to a firm surface at the driveway end. Plan for one or two pallets and a clear unloading and staging area. The carrier usually calls to coordinate delivery, and some components may arrive separately. Moving materials beyond the driveway end is your responsibility.

What You Need to Supply
A suitable level, square foundation and a shed floor. The base shed floor is not included; FortressFloor is optional.
Final roof covering. These configurations include roof sheathing, without a roof-finishing package.
Exterior paint or solid-colored stain and the required caulking.
A loft ladder or steps, if needed. Neither is included.
Assembly and Site Planning
This is a customer-assembled kit. Read the manual for your selected door configuration together with the dormer manual before preparing the site or beginning construction.
Both 12x24 manuals specify a 12 ft 0 in × 24 ft 0 in foundation. Prepare a level, square base, and check local building-code and HOA requirements before building. The permit sets below provide product drawings for your planning.
The loft has a 2 ft × 4 ft access opening, with its location chosen during assembly. Plan that opening and your separate access equipment before completing the loft. Some cutting is required, including openings for the dormers.
Exterior Finishing and Care
Finish the primed siding within 30 days of assembly with at least two coats of 100% acrylic latex exterior paint or solid-colored stain. Follow the official instructions for caulking and sealing exposed siding edges, faces, doors and trim. Regular maintenance is required by the warranty.
Warranty
Coverage varies by component: workmanship and windows have one year of coverage; hardware, metal components, roof sheathing and loft sheathing have two years; LP SmartSide siding has a 50-year manufacturer warranty. Conditions and exclusions apply.

What is included in the Elite package?
The Elite configuration includes two dormers with sunburst windows, two 18 × 36-inch windows with vinyl shutters, one gable sunburst window and a 32-inch 9-lite walk-in door. That is five included windows in total.
What doors are included with this transom-door model?
The hinged transom double doors are centered on the gable wall. A separate 32-inch 9-lite walk-in door is centered on the eave side.
How large is the loft?
The loft is 8 ft wide and runs the full length of the building. Its published height is 4 ft 3 in, and the manuals specify a 2 ft × 4 ft access opening with its placement chosen during assembly. A loft ladder and steps are not included.
What foundation dimensions do the manuals specify?

Is the final roof covering included?

For some heavier and bigger items such as sheds we may charge shipping for some models to some states. All items under $199 have a low shipping rate which can be viewed when checking out. If you would like your item shipped somewhere outside of the contiguous United States, please email us and we can provide a custom shipping quote.
Order Confirmation - After your order is placed, you will receive an email confirmation which ensures that we have received your order. While we try our best to keep stock and inventory up to date, when we receive your order, we will immediately confirm the item is in stock and ready to ship. In a case an item is on backorder, we will let you know by email or phone. If you choose not to wait until your item is back in stock, we will promptly provide a refund for the item.
Order Shipment - Your item will ship within the designated lead time posted on your product listing page, which varies depending on the product. Once your item has shipped, you will receive an email confirmation with your tracking number and any other shipping information. Most items require approximately 24 hours for the tracking information to be updated.
Damages - You should inspect all shipments at the time of delivery. If your shipment is damaged, you should note it with the driver when signing for the delivery. Order Cancellation - If you need to cancel an order, please contact us within 24 hours of placing the order. If your order has already been processed, you are subject to a 4% cancellation fee. If you would like to cancel after your order has shipped, you will have to follow our return process to return your item. Customized orders and orders that are built, such as sheds, cannot be cancelled once they begin production.
Returns – Many items can be returned for up to 30 days from the delivery date. Customized orders and orders that are built, such as sheds, cannot be returned. To start a return, please email us at sales@homesteadsupplier.com. All products must be returned unopened and in the original packaging. Reason for return must be provided. All returns are subject to a 10% - 25% restocking fee which will be deducted from your refund to the same credit card used for your purchase. A Return Authorization Number is required before sending back a return. Please contact our customer service to receive a Return Authorization Number. You will be responsible for all shipping costs for a return unless the return is due to a manufacturing defect or otherwise approved from customer service. If a product is shipped with expedited shipping requested by the customer, the shipping cost is not refundable. Return shipping address will be given when RMA number is issued.
