The lifespan of a flat roof depends a lot on the waterproofing system used. Now, there are single-ply membranes that people use much more than the old multi-ply systems. But, each one has its own way it can fail and breaks down over time.
When you install a roof on a low-slope or flat surface, you want to use high-performance seam roofing methods. This can mean hot-air welding the seams in TPO and PVC. It can also mean using liquid glues with EPDM. These steps help the roof last up to twenty years and not start to leak in just five.
● TPO (Thermoplastic Olefin): 15 – 25 Years
TPO is picked by many because it reflects heat and you can weld its seams. But, the first versions got weak fast by heat from the sun. This caused cracks near seams that had been heated and welded.
● EPDM (Ethylene Propylene Diene Monomer): 20 – 30 Years
This is a black rubber that many know can hold up against sun and stays stretchy. EPDM works really well when it gets cold. Still, it needs tapes and glues at the seams. If you do not take care of these, they can fail.
● Modified Bitumen & Built-Up Roofing (BUR): 15 – 20 Years
